Transaction partners includes appraisal companies, attorneys acting as closing agents, credit reporting agencies, loan document companies, escrow companies, flood insurance companies, mortgage insurance premium companies, private mortgage insurance companies, real estate companies, and title companies

I. Administrative Login
Each transaction partners has a company administrator that manages its users and the information in its Company. The administrator has control over the following key features.
Company Message
The administrator can post office news for the companies employees and agents to view anytime they log onto the closing division web site.
Documents
The administrator can upload company documents or other partner documents to make them available to the employees and agents.
Passwords
The administrator can manage password distribution to its employees and agents. The administrator can also maintain personal user names and password required to enter into other web sites in frequently uses.
Company Roster
The administrator can view its on-line Company Roster and send e-mails to the company's employees and agents. The administrator can change the titles and departments of the employees and agents of its on-line Company Roster that is viewed by its users.
Registered Users
The administrator can add or remove employees' and agent's access to the closing division web site.
Help
On-line Help is available throughout the site and a downloadable help manual in Adobe Acrobat .pdf is available.

II. User Login
Company News
Users can view company messages posted by the administrator.
Company Roster
Users can view a roster of the names, titles, departments of the other employees in the firm. In this section, the loan agents can send an e-mail without opening an e-mail program. E-mails are sent from the browser.
Documents
Users can view and print company and other partner documents that the administrator has uploaded.
Passwords
The Users can also maintain personal user names and password required to enter into a frequently used we sites.

III. Transaction Modules
Receive Document Request Module
Through the File Status and Transaction Party Module set for the in the features section of RateSheets.com for Lenders, the participating parties in the network can request transaction partner documents that are required by the lender as a condition for the loan file.

Receive Payment Module
Through the File Status and Transaction Party Module set for the in the features section of RateSheets.com for Lenders, the participating parties in the network can make credit card, or other ACH payment, if required by the transaction partners, for the transaction partner documents that are required by the lender as a condition for the loan file. Through their respective interfaces on the network web sites, the participating parties, including the transaction partners, can review an accounting of all payments made or due on requested on transaction partner documents.

Transfer Document Module
Through the File Status and Transaction Party Module set for the in the features section of RateSheets.com for Lenders, the transaction partners can upload a digitally formatted document, or can fill out the document through an interface such as HTML or XML, and port said document into its internal processing system, store it on the the network servers, view, print, and send said document to the requesting party, who can then port said document into its internal processing system, store it on the network servers, view, and print the document.

The stored document on the network servers are saved in directories, which can be accessed to by certain other participating parties, and placed in an order in relation to other transaction party documents as part of the electronic loan file.
